A Licensed or Certified appraiser plays a crucial role in real estate transactions in Arizona. They determine the value of the property based on various factors like location, size, condition, and market trends. Here are a few key points highlighting their importance:

  • Accurate Valuation: Appraisers ensure that the property is valued correctly, helping buyers and sellers make informed decisions.
  • Negotiation Aid: Their appraisal report can be used as a negotiating tool during the buying or selling process.
  • Lender Requirement: Lenders often require a Licensed or Certified appraisal before approving a mortgage to ensure the property's value matches the loan amount.
  • Legal Protection: Working with a Licensed or Certified appraiser provides legal protection in case of any disputes regarding the property's value.
