The Licensed Residential Appraiser (AAS) program does not currently meet the educational requirements for Puerto Rico.
The Associate in Applied Science (AAS) in Licensed Residential Appraiser equips students for careers in real estate and appraisal. It will prepare students for the Appraisal Qualification Board (AQB)-approved Licensed Residential Real Property Appraiser exam or its equivalent. Upon completion, they will fulfill the education and experience requirements established by the AQB for prelicensing education. Additionally, students will be qualified to take the Arizona State Real Estate Salesperson's Exam. The curriculum emphasizes key topics such as license laws, real and personal property, financing, purchasing, selling, renting, legal descriptions, property rights and interests, ownership, contracts, real estate terminology, economics, real estate investment, foreclosure, land use, and property evaluation.

- Explain the nature, importance, and purposes of residential real estate appraisal.
- Collect, analyze, and interpret data in preparation for completing a URAR form.
- Communicate effectively orally and in writing with a diverse audience.
- Employ ethical practices and standards according to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Demonstrate a proficiency in all three approaches to value: Cost approach, income approach, and data approach.
- Write a form appraisal report using all the three approaches to value, site analysis, economic analysis, and reconciliation.
- Describe both social and economic determinant of value.
- Examine case studies related to the appraisal process.
- Apply relevant knowledge, skills, and habits of mind to seek career opportunities in the field.

Course Sequence by Term
The following is the suggested course sequence by term. Please keep in mind:
- Students should meet with an academic advisor to develop an individual education plan that meets their academic and career goals. Use the Degree Progress Report Tool in your Student Center to manage your plan.
- The course sequence is laid out by suggested term and may be affected when students enter the program at different times of the year.
- Initial course placement is determined by current district placement measures and/or completion of 100-200 level course and/or program requirements.
- Degree and transfer seeking students may be required to successfully complete a MCCCD First Year Experience Course (FYE) within the first two semesters at a MCCCD College. Courses include FYE101 and FYE103. Course offerings will vary by college. See an academic, program, or faculty advisor for details.
